If you are looking to buy a house and a great way to save money is to check out home foreclosure listings. The only problem with most of these homes is lack of maintenance. A lot of them are neglected and in disrepair. I inspected one recently and it was loaded with mold due to the windows being broken. Every time it rained, the water came in and encouraged mold to grow especially when the A/C was off. The bad part was the high humidity in the home. It was 78% humidity in the home when I visited it. The bank was not maintaining the home properly. These foreclosure homes have been repossessed by the bank or mortgage company and usually are neglected on a long term basis.
The bank sees them as a financial burden on their books and are usually motivated to sell to recuperate their investment loss. The problem lies in the fact that the prior owner also neglected the home before it was repossessed. I had a client recently who bought a foreclosure home and saved a lot of money but bought himself a mold nightmare that needed a lot of work. I am not talking about a little work but a total mold remediation of the entire home. This home was neglected by the previous owner, plus the mortgage company neglected it also. He got a good deal but bought it because of the location for his family. He spent six months fixing the house for his family to live in. The home is fine now after he did extensive Mold Remediation and we did extensive clearance testing for mold.

There are some very good benefits of buying one of these foreclosure homes but if you have Asthma or your children have Asthma or Allergies, the problems with the home could cost you more in the long run in medical bills. Finding a mold and allergen free foreclosure home that has no mold can be a challenging part of this process of finding a home.
You can find these foreclosure home on membership sites or a HUD listing site. Membership sites will usually have the most inclusive lists of foreclosure homes. These sites have listings that are for members only after you pay them money to join. The positive thing here is they are sites that have to be paid for to access and are usually have the most up-to-date information about foreclosure homes. They will also offer free trial period. Once the trial period, usually 7 days to two weeks, has expired, the site charges a monthly fee to your credit card when you registered. Some sites also offer weekly subscription rates. These sites are for anyone that needs short term access to home foreclosure listings.
HUD handles their foreclosure homes thru registered Real Estate Brokers and their agents. A lot of times, these agents will also list the foreclosures on their general or specialized listings. Although these listings are free, it is often hit or miss when trying to find home foreclosure with a real estate agent. Especially one with no mold or water damage.
In conclusion,buying a home that has been foreclosed can be a serious matter for individuals with Asthma or Allergies. It is a great way to save money and gain equity in your property quickly but it is important that these homes are inspected for mold. Home foreclosure listings can be a time saving and valuable resource for foreclosure listing if you are a discriminating shopper. A Microbial Inspection is a must in a foreclosure home if you decide to buy one.
